AC Mechanic
Installation and maintenance of mechanical systems and their associated components. Coordinate with facilities and engineering team. Maintain compliance with all mechanical systems by conducting testing, reporting, work orders, etc. Monitor vendors conducting service and repairs.
**JOB QUALIFICATIONS:** Qualifications are based on technician level. Technician I typically requires a high school diploma or equivalent plus trade school, apprenticeship training, or equivalent mechanical/HVAC experience. Required-at-hire qualifications and certifications, along with any items required within 6-12 months of hire, should be applied if referenced below.
**SKILLS AND EXPERIENCE:** Experience based on level, refer to the table below. Organization skills- well organized and detail orientated. Knowledge of general maintenance. Good communicator with people skills.

Technician I
Preventive maintenance fundamentals: filter changes, belt alignment, coil cleaning, basic work orders, rounds, and support for air handlers, exhaust fans, split systems, and terminal devices in non-critical spaces.
Low: works under close supervision; follows standard procedures and escalation paths.
0-2 years
EPA Section 608 Type I or obtain within introductory period.
OSHA 10; trade school or apprenticeship completion.
**Specific Skill Requirements by Level**
Technician I: Entry / Apprentice
* Safety fundamentals: lockout/tagout, PPE, infection prevention awareness, and safe work practices in occupied health care environments.
* Mechanical basics: hand tools, filters, belts, bearings, drain lines, thermostats, and basic HVAC component identification.
* Documentation: completes PMs, rounds, and work orders accurately and escalates issues affecting temperature, humidity, or pressure relationships.
* Healthcare HVAC subject matter expertise: leads resolution of chronic comfort, humidity, filtration, and pressurization issues in critical and non-critical spaces.
* Training and leadership: mentors technicians, standardizes PM practices, and supports competency development, certification readiness, and cross-training.
* Consultation and planning: partners with facilities leadership, infection prevention, vendors, and engineers on outages, renovations, and corrective action plans.
**DUTIES AND RESPONSIBILTIES** :
**Applies to all levels. Increased responsibility is expected as well as autonomy as the level increases.**
**Maintain and update information in our Computer Monitoring System in order to maintain efficiencies and compliance corporate wide. Include data entry of new assets after the completion of a project such as but not limited to new VAV’s, AHU’s/RTU’s, dampers, motors, pumps, chillers, modifications to the system, cooling towers, compressors, etc.**
**Monitor and maintain systems such as but not limited to Chilled water, domestic hot/cold water, heating hot water, boiler/steam, building controls, medical gas, compressed air, vacuum, water quality, CMMS, VFD’s, remote monitoring of systems, etc.**
**Assist Facility Manager/PM and/or representative for any assigned Engineering and Construction related major or minor capital projects. Inclusive of repairs, communication, and/or any delegated task.**
**Monitor vendors under contract and follow up of execution to ensure we hold all vendors accountable.**
**Assist with creating and maintaining tracking spreadsheets of items due.**
**Conduct general maintenance and minor repairs.**
**Assist and coordinate regarding but not limited to: Purchase Requisitions, purchase orders, repairs, general maintenance, replacement projects.**
**Maintain good communication with leadership and the team, specifically the team you report to.** **Test Mechanical systems to maintain operations and compliance. Keep documentation updated on a regular basis.**
**Maintain all mechanical systems.**
**Proactive on certifications and continued learning courses/webinars.**
**Complete all other assigned tasks from leadership as needed.**
**Participates in ON CALL needs and troubleshooting.**
**PHYSICAL DEMANDS:** Standard for an office environment. Walking, standing or sitting for long periods required during regular day shift. Must be able to do general maintenance and minor repairs. Occasional Lifting, pushing, pulling of twenty-five to fifty pounds or Equivalent required during regular day shift.
**WORKING CONDITIONS:** Inside and outdoor environment with exposure to temperatures, air contamination, dirt, grease or waste. Possible hazards may consist of minor cuts, bruises, or scrapes.
**SPECIAL EQUIPMENT/ WORK AIDS:** Excellent Personal and Computer Operating skills. Ability to utilize CMMS software, building controls, building systems knowledge, etc. Knowledge of power tools and equipment testing tools.
