Position Summary ##### The Maintenance Mechanic III is responsible for performing all work associated with the Zone Mechanic Program, ensures the proper operation of boilers, chillers, cooling towers, hot water systems and tanks, steam systems, condensate systems, heat exchangers, pumps, air compressors, HVAC equipment, and other mechanical and electrical systems of all Chesapeake Regional Medical Group buildings. ##### The Maintenance Mechanic III has to maintain the knowledge and ability to perform the Maintenance Mechanic II position, as well as maintain the various support systems used by renting customers in the various Medical Office Buildings. ##### This person acts as an ambassador of Chesapeake Regional Medical Center (CRMC) to the non-CRMG tenants in the Medical Office Buildings (MOB's), as well as works with the management company overseeing the MOB's to ensure excellent service is provided to all tenants. ##### Essential Duties and Responsibilities ##### These duties and responsibilities described below represent the general tasks performed on a daily basis; other tasks may be assigned. * ##### Inspect, troubleshoot, manipulate, and maintain the Facilities Physical Plant systems at Chesapeake Regional Medical Center (CRMC) and all Chesapeake Regional Medical Group (CRMG) satellite buildings to ensure the facilities are operating at peak efficiency * ##### Make independent decisions based on test results and overall system requirements utilizing sound engineering judgment * ##### Maintain fire on boilers and control the generation of steam for heating, hot water, cooking, and sterilizing surgical equipment * ##### Shift to alternate fuel sources for boiler operations from gas to oil and from oil to gas during curtailment * ##### Ensure that fuel quantities and quality are sufficient and lined up for transfer to diesel generators and boilers under emergency conditions that may arise at any time * ##### Make all rounds and observe operating equipment for unusual noises, vibrations, and other telltale symptoms of possible problems * ##### Take appropriate readings and interpret any variations from prior entries * ##### Keep logs current and accurate * ##### Identify problems, such as substandard performance and control casualties, with all operating equipment * ##### Make any and all adjustments required, and shift to backup machinery when appropriate * ##### Unclog plumbing backups using blueprints for guidance * ##### Operate power snakes and plungers, and remove various piping components as required * ##### Perform maintenance on HVAC equipment and air handlers as assigned * ##### Mix appropriate amounts of chemicals for treatment of boiler water based on earlier tests * ##### Conduct mechanical boiler water treatments to maintain the desired limits * ##### Clean boiler internals, including tubes, firebox, nozzles, stacks, and other designated components * ##### Disassemble boiler for the yearly insurance inspection * ##### Perform all work in accordance with (IAW) Manufacture's Recommendations * ##### Ensure all preventive maintenance work orders are completed as assigned * ##### Keep records on equipment assigned, showing the type, model number, installation date, repair history, and/or service work performed * ##### Maintain all other records and files pertaining to job functions as assigned * ##### Work with outside contractors to review and interprets blueprints, technical manuals, and drawings to permit time, material, and labor estimates, and to assist in scheduling equipment downtime and installation assessments * ##### Maintain inventory and stock of supplies used for facility and equipment repairs * ##### Keep tools and parts in good operating condition * ##### Keep assigned areas clean and in good overall appearance * ##### Respond to trouble calls from the tenants of all CRMG buildings, including the hospital, ambulatory care centers, and medical office buildings * ##### Maintain the security systems of the medical office buildings * ##### Respond to codes as required and assist Security as necessary * ##### Perform all work associated with the Zone Discrepancy Program as assigned * ##### Read the Read File on a weekly basis and signs as appropriate * ##### Assist in the testing of various alarm systems, i.e., fire Alarm System, etc. * ##### Maintain the confidentiality of patient, personnel, and department information at all times * ##### Attend required hospital-wide orientations, meetings, and in-services * ##### Demonstrate a commitment to flexible work scheduling when necessary to ensure patient care ##### Supervisory Responsibilities ##### Reports to: Lead Mechanic Supervises: None Responsibilities: Not applicable ##### Qualifications ##### To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. ##### The requirements listed below are representative of the knowledge, skill, and/or ability required. ##### Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. ##### Education and Experience * ##### Minimum Required Education: High school diploma or equivalent * ##### Preferred Education: Graduation from a trade school * ##### Experience: 2+ years as a boiler operator and/or physical plant worker ##### Certificates, Licenses, Registrations ##### There are no certifications/licensures required for this position.
