Summary ##### The Facilities Supervisor is responsible for the day-to-day operations and maintenance of the Hospital, Surgery Centers, and Medical Office Buildings, maintaining the EOC Utilities Management Plan and related Regulatory Agency permits, including record keeping and reports, and the accomplishment of emergency, urgent, and routine work orders. ##### General Duties and Responsibilities ##### These duties and responsibilities described below represent the general tasks performed daily; other tasks may be assigned. * ##### Prioritize, coordinate, and assign work to personnel daily using the established management and engineering practices. * ##### Ensure all work accomplished by employees is completed in the safest and most efficient manner possible. * ##### Keep accurate records of all repairs. * ##### Develop, implement, promote, and monitor preventative maintenance for supervised employees, and provide a monthly report reflecting the Monthly PM Completion rate to the Director of Facilities Management, utilizing the automated work control system. * ##### Perform all work in accordance with Preventive Maintenance work orders as assigned. * ##### Ensure all employees receive and/or meet annual qualification standards. * ##### Actively participate in the continued education and development of all shop personnel * ##### Assist with the coordination of utility and contractor work. * ##### Conduct tests on machinery and equipment prior to acceptance during new construction or overhaul. * ##### Work with outside contractors and review and interpret blueprints, technical manuals, and drawings to produce time, material, and labor estimates, and to assist in scheduling equipment downtime and installation. * ##### Perform all aspects of the Maintenance Mechanic I, II, and III job description. * ##### Assist other department supervisors when necessary. * ##### Notify the Director of Facilities Management of any major shifting of machinery and the need for maintenance or repairs. * ##### Maintain all other records and files pertaining to job functions as assigned. * ##### Perform annual evaluations for assigned personnel. * ##### Maintain inventory and stock of supplies used for facility and equipment repairs. * ##### Ensure all building systems are working properly to include the Pevco system, Trane BAS, Siemens fire alarm, all building elevators, and all building doors/entrances. * ##### Maintain tools and parts in good operating condition and keep assigned areas clean and in good overall appearance. * ##### Participate and maintain records associated with accreditation agencies and local/state/federal regulatory agencies. * ##### Keep the Director of Facilities Management apprised of the status of all building systems under his cognizance. * ##### Train new personnel and provide in-service topics for other shop personnel. * ##### Motivate and supervise the staff in the accomplishment of the departments' objectives by serving as a role model for shop personnel by adherence to, and exhibiting positive behavior towards, all department and hospital policies, procedures, programs, and activities. * ##### Maintain the confidentiality of all patients, personnel, and department information. * ##### Assume and perform other duties as assigned. * ##### The Facilities Supervisor will be available for phone calls/texts/emails after hours via use of their personal cellular phone (Non-Restricted Call). This will be for emergencies only. Refer to HR policy #III-7 Call Pay. An on-call rotation will be shared between the Facilities Supervisors and Safety Specialist. * ##### Participate in OPEX (Operational Excellence) programs, department meetings and committee meetings. ##### Reporting Structure * ##### Reports to: Director of Facilities and Construction * ##### Supervises: Maintenance Mechanic I, II, III, Electrician, Painter, and HVAC Tech personnel that are designated employees of Facilities Management ##### Supervisory Responsibilities * ##### Provides training and supervision to staff, assisting the Director in setting performance goals. * ##### Organizes and oversees schedules and work of department employees, ensuring efficient departmental management. * ##### Assigns tasks and reviews completed jobs. * ##### Conducts interviews, recommends hiring/firing, and provides guidance to address staff concerns. * ##### Collaborates with Workforce Services (HR) to address employee concerns, performance improvement, corrective action, and/or termination in accordance with established company policy and practices. * ##### Conducts timely employee performance reviews, including 30-60-90 and annual. * ##### Manages and monitors work performance. * ##### Evaluates program/work objectives and effectiveness, realigning work and staffing assignments as needed. * ##### Ensures adequate staffing for each department and assists in preparing schedules and budgets. * ##### Collects, maintains and/or submits employee records in accordance with established company policies and practices, including health and safety standards. * ##### Perform other related duties as required. ##### Qualifications ##### To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. ##### Education * ##### Minimum Required Education: High school diploma or equivalent * ##### Preferred Education: Graduation from a related accredited trade/vocational school ##### Experience * ##### Required Experience: 3 years in commercial building maintenance with experience/knowledge of steam system and chiller operations. * ##### Preferred Experience: Healthcare setting and experience with Trane Tracer Ensemble. ##### Licensure * ##### Required: Valid unencumbered driver's license
